Once you have taken decision on the builder and the building, it is time for you to verify the documents. This is extremely important considering the legal implications that improper documentation can create for you. You need to ask the seller for a preliminary title on the property for which you want proof that it’s free and clear. You could also verify the Sale Deed. A property should have a clear title, without any dispute. Other documents you could collect and verify are Completion/Occupancy Certificate, Building Plan, Encumbrance Certificate and Mutation Certificate etc.
